We are proud to be the people who will actually lay the foundations and build your home.
In the B2B space in which we sit, there are companies masquerading as builders who are actually aggregators or middle men between the builder and the client.
Kincaid are the builders who enter into the build contract with the client (the homeowner). This is a commitment we are honoured to make, and one we take very seriously.
Because we are B2B, our clients (the homeowners) are introduced to us by agents, who are also known as our channel partners.
Once the introduction has taken place, our relationship with the client develops as they move through their land settlement process, formal finance approval and then site start.
Below is an outline of our process to help our channel partners, agents and our end user clients better understand our build process, and commitment to our client’s experience whilst they are building with us.

LAND ACQUISITION
Our land acquisition team works closely with Victoria’s largest land developers to identify and secure premium blocks in Melbourne’s key growth corridors. We focus on lots with strong market potential and run a thorough feasibility. This is to ensure the right home design is selected to maximise long term growth.

EXPRESSION OF INTEREST RECEIVED
Once an Expression of Interest (EOI) is submitted, we reserve the nominated lot and home design—locking in pricing and availability. This step triggers our internal due diligence and allows us to progress toward formal contract documentation with full transparency for all parties.

CONTRACT SIGNING
The Master Builders Association build contract is issued and signed. Separately, the land developer coordinates the preparation and signing of the land contract. This ensures a smooth, secure experience for all parties while maintaining full compliance and documentation integrity.

5% BUILD DEPOSIT PAID
Following contract execution, we coordinate the collection and processing of the 5% deposit within seven days, ensuring a smooth handover between all relevant parties.

FINANCE APPROVAL AND LAND SETTLEMENT
We coordinate to ensure pre-site financial approvals are secured and land settlement proceeds smoothly, enabling construction to begin.

CONSTRUCTION PROGRESS
Construction begins with site setup and temporary fencing, followed by base works including drainage and slab installation. The home’s framework is then erected, and the lock-up stage secures the property with windows, cladding, and doors. Internal finishes such as kitchens, cabinetry, and tiling prepare the residence for final quality inspections and the Certificate of Occupancy prior to client handover.

The formal handover of keys and comprehensive documentation marks the successful completion of the project, demonstrating our commitment to quality and client satisfaction.
